Drying handoff checklist

  1. Request the water-source repair status. If unresolved, ask who will control it.
  2. Request measured materials, locations, targets and method. If missing, ask for the basis of the drying decision.
  3. Request the monitoring record and remaining inaccessible areas. If unknown, clarify before closing an assembly.
  4. Identify the person responsible for repair handoff and any specialist assessment. Keep the record with your project documents.

Agree on targets and locations

Ask which materials will be measured, how the contractor establishes appropriate dry conditions, and which access points represent the affected area. Different materials and meter methods produce different readings. Do not compare numbers without their material, method and location.

Track the drying decisions

Ask for the initial observations, equipment plan and subsequent measurement record. The decision to move or remove equipment should follow the assessment and recorded progress. Duration depends on retained moisture, materials, access, environmental conditions and whether the source has been controlled; there is no guaranteed day count here.

Do not cover an unresolved problem

A leak, odor, visible mold or wet inaccessible cavity can change the scope. EPA guidance emphasizes fixing the moisture problem as part of cleanup. Ask who investigates unresolved moisture and whether mold or contaminated-water work requires a specialist. Do not disturb suspect material yourself to obtain readings.

Close the scope with written evidence

Before finishes are restored, request the drying record, areas treated, unresolved limitations and who signs off each handoff. If measurements or source-control evidence are missing, ask for clarification before approving a rebuilding step. This is a discussion checklist, not a certificate of safe occupancy or a substitute for professional assessment.

Prepare the relevant assessment

Ask for the monitoring plan and drying handoff with your quote. If the source remains active, describe that first.
